We read the wall before we touch a single panel
Village 3 came up as Poinciana was expanding, which puts most of its walls squarely in the hardboard and early vinyl years — the two materials that give Central Florida the most trouble. Some homes are still on their original cladding, others have been patched twice over. We walk every elevation, find where water actually got in, and repair only what has stopped doing its job.
Siding Repair Services For Every Kind Of Damage
From a single cracked panel to a full storm-battered wall, we handle every kind of siding damage Central Florida throws at your home.
Cracked Panel Repair
Cracks are more than cosmetic — they open a path for wind-driven rain and insects to get behind your siding. We repair or replace the affected panels and reseal the area so moisture stays out.
Book NowStorm Damage Repair
High winds and wind-driven rain can pull panels loose and drive water into the wall. We make fast, weather-tight repairs and document the damage clearly for you.
Book NowRotted Board Replacement
Humidity and end-grain rot destroy wood siding from the inside out. We cut out the decay, treat the area, and install sound, sealed replacement boards.
Book NowLoose Panel Refastening
Florida heat and wind work fasteners loose over time. We refasten panels correctly — snug but free to move — so they lock back down without buckling.
Book NowWater Damage Repair
Once water gets behind siding, it attacks house wrap and sheathing. We trace the intrusion to its source, dry the assembly out, and rebuild it the right way.
Book NowPartial Siding Replacement
When one elevation is too far gone to patch, we replace just that section and blend it into the rest of your home rather than re-siding everything.
Book NowTrim And Fascia Repair
Trim and fascia take the brunt of the sun and rain. We repair and reseal these edge details to keep water out where walls meet openings and rooflines.
Book NowSiding Inspection Service
A thorough inspection finds hidden moisture, failing flashing and early rot before it spreads — the cheapest repair is the one you catch early.
Book NowSiding is all we do — and it shows on the wall
Most exterior companies treat siding as the thing they do between roofs. We only work on walls, which means we know what a Village 3 wall is hiding before we open it.
We open the wall, not the whole house
A failed section rarely means a failed elevation. We remove what has stopped working and leave sound material where it is.
We know what this era of cladding does
Hardboard and early vinyl fail in predictable places. We check those first rather than walking the wall as if it could be anything.
We check what is behind the siding
Sheathing, housewrap, flashing and framing. Putting new material over wet sheathing just hides the next failure.
We work to Florida wind requirements
These homes were fastened to an earlier standard. Replacement cladding needs product approval and a nailing pattern suited to today's design wind speed.
One crew, start to finish
The person who inspected your wall is on site when it is repaired. Nothing gets handed off and explained twice.
No call-out fee. Written estimate the same day.
In Village 3, the year a wall was clad decides the repair
This village spans the hardboard years and the vinyl years, and plenty of homes here carry both. Pick the layer you are dealing with.
Grooved plywood panel & aluminum
The earliest homes on this side carry vertical grooved plywood panel siding, with aluminum on gables, carports and Florida rooms. Those grooves hold water. Panels swell, delaminate and go soft at the bottom edge first, usually within a few inches of grade.
After this many decades the termite and carpenter ant damage behind the panel is often worse than the panel itself. These walls needed repainting on a short cycle from day one, and most have missed a cycle or two along the way. Fastening predates current wind requirements, so storm repairs on these homes almost always become refastening jobs.
Questions worth asking any siding contractor in Village 3:
- Is there hardboard under my vinyl?
- Is this a repair, or does the elevation genuinely need stripping back?
- Did you check the sheathing and framing behind the failed section?
- Will the material and colour pass architectural review?
- Does the replacement carry Florida product approval for our wind speed?
You approve the price before we touch the wall
No pressure, no guesswork, and nothing starts until you have said yes to a written number.
You call and we walk the wall
We come out, walk every elevation, and look at grade level, corners, penetrations and the roofline. Inspection costs you nothing.
We report what the wall is doing
Photos, the cause, the extent, and anything we find under a previous wrap. If the damage is smaller than it looks, we tell you that.
We send a fixed price
Line by line, in writing. It covers material, labour, any architectural submission, and what happens if we open the wall and find something underneath.
We repair and walk it with you
We finish, clean the site, and walk the elevation together before anyone leaves.
We show you what is behind the siding, price the difference, and wait for your approval. You will never find extra work on an invoice you did not agree to.
Seven things worth walking outside to check
Siding rarely fails overnight, and hardboard gives more warning than most. Here is what to look for on a Village 3 wall.
Individually these are small jobs. Together they usually mean water has already been sitting behind the wall for a season or more.
Swelling at the butt joints
Run your hand along where two boards meet. If the edge stands proud or feels thicker than the board face, water has been getting in at the joint and the board is finished.
Soft board at the base course
Press it. Splash-back and shade keep the bottom of these walls damp most of the year, and that is where hardboard fails first on almost every home here.
Paint that will not hold
If fresh paint blisters or peels within a season, the board is holding moisture from behind. Paint is not the problem and repainting is not the fix.
Cracks or brittleness in vinyl panels
Vinyl of this age has hardened. If a panel snaps rather than flexes when you press it, the whole elevation is close behind.
Mildew streaks or dark staining
Shaded elevations and walls behind dense planting stay damp longest. Streaking that keeps returning after cleaning usually means water is sitting behind the panel.
Gaps opening at trim and corners
Corner posts, J-channel and window trim are where water gets in first. Failed caulk there matters more than a crack in the middle of a panel.
Waves or bulges across a wrapped wall
On a home where vinyl went over hardboard, this usually means the board underneath has swollen and pushed the outer skin out of line.
Most homes need a repair, not a new wall
Replacement sells better. Repair is usually what the wall actually needs, even where the material has a reputation. Here is how we decide.
Repair the failed section
We cut out the failed course, treat and dry what is behind it, install matched material, then seal and finish.
Replace the elevation
We strip back every layer, repair the framing, fit a new weather barrier and flashing, then install new cladding to approval.
If replacement genuinely makes more sense, we will show you why on the wall before we say it in a quote.
