One region, four counties, and a line through it you can't see from the driveway
Four Corners is one of the strangest addresses in Florida: a single sprawling region strung along US-27 and I-4, sitting exactly where Lake, Orange, Osceola and Polk counties all meet. Cross a street and you can cross a county — and with it the taxes, the rules and, for our purposes, the permit office. It's also the densest run of vacation homes in the country, mixed in with older communities that date back to when the citrus froze in the eighties, homes on five-acre horse lots, and brand-new resort builds, all on the same flat, open, storm-exposed land. So there's no single "Four Corners home." The first two questions about any wall here are simply what it is, and which of the four counties it stands in.
Siding Repair Services For Every Kind Of Damage
From a single cracked panel to a full storm-battered wall, we handle every kind of siding damage Central Florida throws at your home.
Cracked Panel Repair
Cracks are more than cosmetic — they open a path for wind-driven rain and insects to get behind your siding. We repair or replace the affected panels and reseal the area so moisture stays out.
Book NowStorm Damage Repair
High winds and wind-driven rain can pull panels loose and drive water into the wall. We make fast, weather-tight repairs and document the damage clearly for you.
Book NowRotted Board Replacement
Humidity and end-grain rot destroy wood siding from the inside out. We cut out the decay, treat the area, and install sound, sealed replacement boards.
Book NowLoose Panel Refastening
Florida heat and wind work fasteners loose over time. We refasten panels correctly — snug but free to move — so they lock back down without buckling.
Book NowWater Damage Repair
Once water gets behind siding, it attacks house wrap and sheathing. We trace the intrusion to its source, dry the assembly out, and rebuild it the right way.
Book NowPartial Siding Replacement
When one elevation is too far gone to patch, we replace just that section and blend it into the rest of your home rather than re-siding everything.
Book NowTrim And Fascia Repair
Trim and fascia take the brunt of the sun and rain. We repair and reseal these edge details to keep water out where walls meet openings and rooflines.
Book NowSiding Inspection Service
A thorough inspection finds hidden moisture, failing flashing and early rot before it spreads — the cheapest repair is the one you catch early.
Book NowOne corridor, four counties, every kind of home in it
Exterior walls are the only thing we do, and across a region this size — four counties, every housing type, an invisible line running through the middle — that focus is what lets us work all of it to one standard.
We cover the whole corridor, and we know its four counties
Which county a home sits in decides the permit, and the line is invisible on the ground. We confirm it rather than guess.
We work every kind of home here
Screened-pool rentals, older communities, homes on acreage and new resort builds — all handled by the same crew to the same standard.
We know how the region has aged
From the eighties stock that followed the citrus freezes to last year's resort builds, each era has its own faults, and we read which is which.
We pull the right county's permit
Lake, Orange, Osceola or Polk — we file with the authority that actually covers your home, rather than assuming one covers the lot.
One crew for the whole exterior
Wherever in Four Corners it stands and whatever it's clad in, the same people bring it to one finish.
No call-out fee. Written estimate the same day.
A region old enough to have every era in it
Unlike a single subdivision, Four Corners has genuinely been building for decades — from citrus land through the eighties freezes to the resort boom. These tabs are all local here, because every one of them is standing somewhere in the corridor.
Pre-development Old Florida
This was citrus groves, two-lane roads and open ranch land through the seventies — "Polo Groves," before Disney reshaped the region. The few homes of that age sit on the rural edges, out toward the Clermont hills and the ranch land.
They're frame or block homes under many coats of paint. Fixing throughout is light by any modern measure. Planting has usually reached the walls, keeping the lower courses damp.
Questions worth asking any contractor here:
- Which of the four counties is my home actually in, and will you handle its permit?
- Do you work my kind of home — resort rental, older community or acreage?
- Which elevation genuinely needs doing now, and which can wait?
- Are you checking the screen enclosure fixings where they enter the wall?
- On this exposed land, is the fixing sound for the wind it takes?
Find the home, find the county, do the right work
Four steps. Across a region this spread out, the value is in knowing what a home is and which county it stands in before a figure goes on paper.
You call and we survey the whole exterior
Wherever in the corridor you are and whatever the home — every elevation, and the enclosure fixings on a pool home. Survey and estimate cost you nothing.
We tell you the home's era and its county
Because both decide the work and the permit, and neither is obvious from the driveway.
We price it plainly and pull the right county's permit
Lake, Orange, Osceola or Polk, included where the work needs one, with everything in writing.
We repair, clean up and document
The site left tidy, the work walked with you in daylight, and a written warranty on completion.
We confirm which of the four you're in before we start, so the paperwork is right the first time and nothing's flagged after the work is done.
What homes across the corridor show first
The signs vary with the home's age, but the flat, open, storm-exposed land ties them together. Most are visible from the ground once you know where to look for your kind of home.
Across a region this spread and this exposed, small faults are easy to leave — catching them early is the cheapest it ever gets.
On a screened-pool home, staining below an enclosure fixing
Nearly every rental here has a pool cage bolted through the wall. A mark below a fixing means water is already using that hole and running inside.
On an older Polo Park or eighties home, a swollen hardboard end
The region's first developments used hardboard now at the end of its life. One length now; a run of them if it's left.
Sealant hardened and shrunk on a resort-era home
The 2000s stock is reaching its first reseal across the corridor. An open joint is a wall relying on luck rather than detailing.
A stain inside on a wall after a storm
This is flat, open, high-exposure country. The way in is a joint or fixing outside, and the wind found it. The mark is only where it stopped.
One elevation faded far ahead of the rest
Full sun and clear wind on open lots run the exposed face out first, whatever the community. Treating it alone is usually the economical move.
A crack in the stucco widening or staining
Settling cracks are common across the newer stock, and on this land they take water quickly once they open.
Landscaping or irrigation grown against the wall
Across the region, contact and overspray keep cladding damp and quietly shorten everything on it.
Which era of home you own decides the honest answer
Across a region with every age of home in it, the answer depends on which you own. An older Polo Park home, a nineties rental and a new resort build are each due different work — but on none of them is a sound house a candidate for wholesale replacement.
Repair and reseal
Typical work: correct the fault, renew failed sealant, seal cut ends or enclosure penetrations, and finish to match.
Reset the elevation
Typical work: prepare the elevation, correct all detailing, renew flashing where needed, and refinish or re-clad to one standard.
On flat, wind-exposed ground with little to break the weather, a sound, well-sealed envelope outlasts a fresh coat laid over a tired one every time.
