Individually these are small jobs. Together they usually mean water has already been travelling inside the facade for a season or more.
Staining on a storefront ceiling or sign band
Water that entered floors above often shows first at street level. A stain on a shop ceiling or behind the sign band means the trouble started higher up.
A balcony that feels soft or drains poorly
The balconies and terraces are the main water path. A deck that ponds, feels soft underfoot or stains the ceiling below is letting water into the wall behind it.
Rust or movement at railing posts
Railings punched into a deck or wall open water paths. Rust streaks or a post that has worked loose means the seal around it has failed.
Cracks or stains at a floor-line transition
Where one floor's wall meets the next, or residential meets retail, a crack or stain marks a flashing that was missed between the stacked walls.
Cornice or parapet detailing coming apart
