Central Florida siding lives in one of the harder environments in the country for exterior cladding: high year-round UV, long humid summers, wind-driven rain, and a hurricane season that runs June through November. Kissimmee and most of Osceola County sit inland, so we're outside the High-Velocity Hurricane Zone (which covers only Miami-Dade and Broward) and outside the coastal Wind-Borne Debris Region, but our homes are still designed to a serious ultimate design wind speed under the Florida Building Code and ASCE 7-22. Sun-Faded & Brittle Panels

Florida's UV exposure runs roughly 20% higher than in northern states, and it does two things to vinyl: it fades the color and it makes the material brittle. South- and west-facing walls almost always go first. Once a panel has warped or buckled from heat, it can't be flattened back — it has to be replaced, and we match the profile and color as closely as the product line allows.

Humidity Behind The Wall

Siding is a water-shedder, not a water barrier. In our humidity, wind-driven rain that gets past a bad seam or failed flashing doesn't dry out — it sits, and it rots sheathing and framing from the inside. Vented soffit is part of the fix: the Florida Building Code generally calls for about 1 square foot of attic ventilation per 150 square feet of attic, split between intake at the soffit and exhaust up high. When soffit venting is blocked or missing, moisture builds where you never see it.

Hurricane-Season Readiness

Homes in the Kissimmee/Osceola area are designed to a 130 mph ultimate design wind speed (3-second gust, Risk Category II) under ASCE 7-22, the standard the Osceola County Building Division applies and which the Florida Building Code 8th Edition (2023) adopted effective December 31, 2023. Siding, soffit, and fascia are among the first things wind finds. We repair and fasten for uplift and use Florida Product Approval–listed materials (every siding product used in the state needs statewide product approval under Florida Statute 553.842), so what we put back is rated for what the season can throw at it.
