On an original Stoneybrook home, sealant hardened and shrunk across the house
The mid-2000s homes are now at the age where the first sealant cycle has run out community-wide. An open joint is a wall relying on luck rather than detailing.
On a newer Lennar home, builder caulk already pulling from the joints
The rebuild was tooled fast, and thin caulk shrinks early no matter how new the home is. The open line behind it is now the way in.
A swollen cut end at a corner or trim
Unsealed on both eras of home. The sawn end drinks water where the factory face sheds it, and it spreads down the run.
A stain inside on an upstairs wall after a storm
This is high-exposure country. The way in is a joint or head detail outside, and the wind found it. The mark inside is only where the water stopped.
A settling crack in the stucco widening or staining
Normal on both builds, but on these flat, open lots the moment one takes water it stops being cosmetic and starts feeding the wall.
One elevation faded well ahead of the rest
The sun-and-open-land side runs out first when there's little to shade it. Treating that elevation alone is usually the economical move.
