IKMORA — Siding Repair in Kissimmee
Old Town  ·  Irlo Bronson Memorial Highway

The wall guests never notice is the one we watch

Out by Mile Marker 9, the 192 corridor is built for people passing through — vacation homes, converted motels, resort blocks, and streets full of doors that change hands every few nights. Half these walls belong to owners in another state who never see them. We inspect what a booking calendar hides, find where the weather actually got in, and fix only what has stopped holding the line.

Cracked Panel Repair

Cracks are more than cosmetic — they open a path for wind-driven rain and insects to get behind your siding. We repair or replace the affected panels and reseal the area so moisture stays out.

02

Storm Damage Repair

High winds and wind-driven rain can pull panels loose and drive water into the wall. We make fast, weather-tight repairs and document the damage clearly for you.

03

Rotted Board Replacement

Humidity and end-grain rot destroy wood siding from the inside out. We cut out the decay, treat the area, and install sound, sealed replacement boards.

Book Now
04

Loose Panel Refastening

Florida heat and wind work fasteners loose over time. We refasten panels correctly — snug but free to move — so they lock back down without buckling.

05

Water Damage Repair

Once water gets behind siding, it attacks house wrap and sheathing. We trace the intrusion to its source, dry the assembly out, and rebuild it the right way.

06

Partial Siding Replacement

When one elevation is too far gone to patch, we replace just that section and blend it into the rest of your home rather than re-siding everything.

07

Trim And Fascia Repair

Trim and fascia take the brunt of the sun and rain. We repair and reseal these edge details to keep water out where walls meet openings and rooflines.

Why IKMORA

A rental wall has to look right and stay standing — we do both

Plenty of exterior outfits treat siding as filler between roof jobs. Walls are the entire job for us, and on the corridor a wall carries a second weight most crews ignore: it is in every listing photo.

We fix the section, not the whole elevation

A failed run of board rarely means the wall is finished. We take out what has quit and leave the sound material earning its keep.

We match what the camera will catch

Profile, exposure, texture and colour. A patch that reads from the driveway reads in a guest photo too, and on a rental that is a review waiting to happen.

We check behind the board before it books again

Sheathing, housewrap, flashing and framing. New siding laid over wet sheathing just hides the next failure until a guest finds it for you.

We fasten for an open highway lot

The corridor runs wide and clear, and wind moves down it with nothing in the way. Product approval and the nailing pattern matter more here than on a sheltered street.

One crew, one point of contact

The person who inspected the wall runs the repair. For an out-of-state owner that means one set of photos, one number, and nobody to chase.

IKMORA — Siding in Kissimmee, by the decade

On the corridor, the build year sorts the rentals from the ranches

The 192 strip grew alongside the highway, one tourism wave at a time, and each wave left its own kind of wall. Find your era and see what we usually turn up.

Built roughly 1970–1979

Early Strip Build & Aluminium

When the highway pushed west to reach the parks, the first wave went up fast and cheap — grooved plywood panel on homes, aluminium on gables, carports and roadside units. Those grooves trap water, and panels swell, delaminate and rot at the bottom edge, usually within a few inches of grade.

Aluminium of this age dents, chalks and lifts at the corners, and once a seam opens the wall behind it starts taking on rain. The same panel siding is an easy road in for termites and carpenter ants, which climb behind it without ever marking the face, and fastening from this decade was set well before current wind rules — on an exposed corridor lot a storm finds that first.

What we mostly find
Swollen panel bottomsGrooved plywood traps water and rots at the bottom edge, usually within a few inches of grade.
Chalked aluminiumDecades of sun have dulled and chalked the metal, with dents worked in along the way.
Corner liftOnce a seam opens at the corner, the wall behind it starts taking on rain.
Understrength fasteningFastening set before current wind rules is often the first thing a storm finds on an exposed lot.

IKMORA — Signs Your Siding Needs Attention

Seven things worth a walk-round between guests

Siding gives warning long before it fails, usually on the elevation nobody parks in front of. Here is what to watch on a corridor property.

If you see two or more, call sooner

Individually these are small jobs. Together they usually mean water has already been sitting behind the wall for a season or more.

Send me a photo check

Cracks or holes a guest could photograph

Any break in the face lets wind-driven rain reach the sheathing, and on an open lot that rain has force behind it. A cracked panel is cheap; the wall behind it after a wet season is not.

Call now

Paint lifting between repaints

If a fresh coat blisters within a season, the board is holding water from behind. On a rental that gets repainted at every turnover, that is money going onto a wall that is already gone.

Call now

Boards that give when pressed

Push low on the wall and under the windows. Soft or spongy means the rot is through the board and probably into what backs it — the kind of thing that surfaces mid-stay.

Call now

Streaks that come back after a wash

Shaded elevations and walls behind dense planting stay damp longest. Staining that returns weeks after cleaning usually means water sitting behind the panel, not on it.

Soon

A wall gone wavy along its length

Heat movement, pinned fasteners or a swollen board underneath. A long flat elevation that has rippled has moved for a reason worth finding.

Soon

Gaps opening at trim and corners

Corner posts, J-channel and window trim are the first way in. Failed caulk there costs you more than a crack in the middle of a panel.

Soon

Cooling bills climbing with no other cause

Wet sheathing and soaked insulation stop working. On a unit running the air handler around the clock for guests, that shows on the bill long before it shows on the wall.

Keep an eye
IKMORA — Repair or Replace

Most corridor properties need a repair, timed around the calendar

Replacement is the easier sell. A targeted repair is usually what the wall needs — and the one that fits between bookings. Here is how we call it.

Usually the answer

Repair the failed section

When this is the right call, and why we lead with it: the damage is contained, the structure behind it is sound, and there is no reason to take off a wall that still has years left in it.

Right choice when
The damage sits in a few boards or one part of an elevation
The sheathing behind it is dry and sound
The existing profile and colour can still be matched
The rest of the wall has years left in it
The sound fastening still meets requirements
Typical workCut out, dry & treat, match, seal and finish
TimelineOften a single day — fits a changeover gap
Sometimes unavoidable

Replace the elevation

Occasionally a repair would be money badly spent. When the material has reached the end of its life or a match simply does not exist, replacing one elevation is the honest recommendation.

Right choice when
The failure runs across most of one wall
The material has reached the end of its service life
Rot has moved into the sheathing or framing
The original product is discontinued and cannot be matched
The fastening no longer meets current wind requirements
Typical workStrip to sheathing, repair framing, new barrier & cladding
TimelineA few days per elevation, built around your calendar
We quote the repair first, every time

If replacement genuinely makes better sense for a property you rent out, we show you why on the wall before we put it in a quote.
